Lippage is the difference in height between two adjacent floor tiles. Extreme lippage may not only affect the aesthetics of your floor, but also potentially cause danger. Of course you want your tile floor to be as high as possible. However, very little in the world is perfect, and lippage does occur. The American National Standards Institute has developed guidelines that outline acceptable amounts of lippage for various materials and conditions.

Large format tiles, especially 12″x24″ or 6″x24″ planks should be installed with overlap that does not exceed 33% and must have a minimum grout joint width of 3/16″. Uneven substrate will also contribute to the amount of lippage, it is usually best to level the floor prior to installing your tile with thinset.
